Job Description

Join TUI BLUE & Hotel Concepts as Development & Feasibilty Coordinator where your primary objective is to support the expansion of the development pipeline of TUI BLUE Hotels. The role requires an experienced individual with a strong understanding of hotel development processes, hotel management and franchise agreements, hospitality financial modelling and feasibility studies. The job will involve evaluating and assessing the viability of potential hospitality projects, preparing the contractual letters and agreements and maintain a file for each project under evaluation.

The Feasibility function will require the person to perform a variety of market and financial analyses, including market assessments, feasibility studies, management, franchise or other contract valuations, assessments of real estate renovations & master plans, supporting acquisition transactions, impact studies, debt & equity investment NPVs and IRRs, and other special projects. This will include conducting thorough market research to assess the demand and competition in the target location, evaluating the economic and regulatory environment to identify potential risks and opportunities, and analysing the feasibility of proposed hospitality projects considering factors such as location, target market, and competitive landscape.

ABOUT THE ROLE

  • You will work closely with the Global Head of Development and relevant Directors of Development, supporting complex development activities. Responsibilities include screening potential projects, developing and reviewing feasibility analysis, preparing contractual letters, pitch presentations, contract templates, amendments, general coordination, and administrative support in obtaining internal approvals.
  • Analyse data to identify growth opportunities and potential challenges and develop financial models to project the financial performance of potential hospitality investments.
  • Effective collaboration with other corporate departments and stakeholders (Global Fund, Asset Management, Operations, Legal, Architecture, Finance, Sales and others) will be essential to leverage their expertise and inform the underwriting of a given project. This includes consistently producing well-articulated arguments, thorough research, and cross-analysis.
  • Prepare hotel operating financial projections according to USALI and review projections shared by other stakeholders e.g. owners, operators, consultants, financiers etc.
  • Assess revenue projections, cost structures, and return on investment to support decision-making processes.
  • Conduct sensitivity analysis to identify key variables impacting financial outcomes.
  • Evaluate competitors in the hospitality sector, examining their strategies, strengths, and weaknesses.
  • Prepare comprehensive investment proposals outlining the project’s feasibility, risks, and potential returns.
  • Collaborate with cross-functional teams to ensure alignment with strategic objectives and market trends.
  • Present findings and recommendations to stakeholders, highlighting the financial viability and potential challenges of proposed projects.
  • Conduct due diligence on potential investment opportunities, examining legal, financial, and operational aspects.
  • Stay informed about industry trends, market dynamics, and economic indicators that may impact investment decisions.
  • Regular update of the TUI financial model to industry standards and for in-depth analysis of assumptions used in modelling.
  • Actively participate in the project planning phase, working closely with stakeholders to define project objectives, outline deliverables, and establish realistic timelines.
  • Anticipate potential risks and develop mitigation strategies. Work to minimise disruptions and ensure project progress remains on track.
  • Support all development related administrative tasks during hotel project lifecycle whilst maintaining accurate records.
  • Actively promote and enforce quality control measures throughout the development process.
  • Effectively support and coordinate processes with the wider TUI BLUE team, fostering a collaborative environment, and optimising organisational performance.
  • Assist to qualify management, franchise or hybrid contract opportunities across the regions.
  • Seek out and build productive relationships with new and existing industry partners.
  • Collaborate and maintain frequent contact with various internal stakeholders within TUI BLUE and wider TUI such as Sales & Revenue, Legal, Operations, Technical, Finance, Commercial Markets, Communications etc.
  • Ability to work autonomously, planning daily activities and organizing travel schedules and travel-related expenses within an approved annual budget.
  • Help drive company performance in terms of growth, pipeline, and contribute to the company’s overall growth and financial performance.
  • Planning and general coordination of the yearly conventions, conferences and all TUI corporate events.


ABOUT YOU (required)

  • Bachelor’s degree in business, Hospitality Management, or a related field.
  • 5+ years of experience in a hospitality consulting, asset management, feasibility, and/or investment analysis function.
  • Proficient use of Excel (use, audit, and financial modelling) and Microsoft Office generally.
  • Strong knowledge of USALI and in-depth financial operating ratios.
  • Strong communication and presentation skills; fluency in English (additional foreign language/s a plus).
  • Ability to travel at least 25% of the time as required.
  • Proven experience within the Africa and the Middle East.
  • Familiarity with the hotel industry with exposure to hotel development process.
  • Hotel operations experience, exposure to hotel and non-hotel food & beverage operations.
